ABOUT THIS WEBSITE

This website has been created for three separate and distinct reasons. First, I hope it will bring folks in our community together because we’ve been isolated for too long. Many of the homes built in our development were built around the same time. As a result, many of us may have the same needs. For example, multiple houses may be in need of a new roof; wouldn’t it be a good idea for those homeowners to get together and leverage their buying power in order to get the best pricing on a new roof. Or maybe you need a new HVAC unit, or you want to see who is a good landscaper in the area, or maybe you want to find out if anyone knows a skilled contractor. We should also consider compiling a list of contacts for various contractors that people in the development have had a good experience with. This way, if someone needs a good plumber, they could easily get in touch with one.


The second reason for creating this website is to keep everyone informed of any important news in the development. So, if there is something going on that you want everyone to know, we can get the message out quickly.


Lastly, and most importantly, it will be used as a tool to provide the most accurate information to all homeowners, as well as correct any false or misleading information that may be out there. 

GENERAL INFORMATION

  • Pool is open on weekends starting May 25, 2024

    Open daily starting June 24, 2024

    Pool Hours 10:30AM – 6:30PM Daily

    Adult Swim Hours: 10:30AM – 11:15AM and
                                         5:45PM – 6:30PM Daily
  • Pool Closes on Labor Day, September 2, 2024.
  • 2024 Annual dues of $750 is due on March 1, 2024

  • Location: 4 Bayside Ct.
  • Don’t forget to bring your photo ID to get in.

SELLING YOUR HOME

If you are selling your home, you will need to do the following:
  • Inform your Real Estate agent or potential buyer that membership in the Association is mandatory.
  • Inform your Real Estate agent or potential buyer the amount of the annual dues and of the $400 membership fee.
  • When providing information to your Settlement Agency, contact the IHRA Board of Directors to prorate your refund and determine the amount the Buyer owes.
  • Don’t worry about retaining your By-Laws, if you lose or misplace them, you always download from the DOWNLOADS & LINKS section below.

  • Don’t worry about retaining your Deed Restrictions (Declaration of Restrictions, Cross-Easements and Covenants), if you lose or misplace them, you always download from the DOWNLOADS & LINKS section below.

  • Make sure your home meets the City of Margate Inspection Requirements (for Rentals and Sales) for a Certificate of Occupancy; you can get the list of requirements CLICK HERE
  • Once you meet the requirements, be sure to schedule your inspection; the contact phone number is on the Certificate of Occupancy.

If you want a hard copy of the Bylaws, you can request one by filling out the contact form below.
Notes:
1. I only printed a limited number of copies, so they will be available on a first come first served basis.
2. If you find any errors in the Bylaws, please let me know by filling the contact form below so I can correct them.
